Eagles Landing Estates holds grand opening

A 14-unit subdivision in Southwest Cape Coral promises a unique, private experience for potential homeowners, featuring a large private park, gazebos and the potential for a playground.

Eagles Landing Estates held its grand opening Wednesday, where it debuted the three model homes that will be featured in the development, as well as the 35,000-square-foot private park built exclusively for residents.

Jeff Passantino, market specialist and Realtor for McCallion & McCallion Realty, worked with Will Garcia, of Four Seasons Construction, who developed the project.

Garcia bought the property two years ago with the idea of subdividing it, with the park being the main feature. He has built numerous homes in the area, but this is his first subdivision. When he and Passantino met, they knew they had something.

“We met over a year ago and decided we were a perfect match for this project. We finished the first model last week,” Passantino said. “It’s not a huge project, but for Cape Coral, we think it’s a great project.”

Passantino said there is a center area that could house a swimming pool, but he wants to wait until the residents decide what they want to do with it.

“They may want to put a bocce ball court there or a playground, so we didn’t want to make that decision for them,” Passantino said. “We have plumbing for water and sewer for the pool.”

Potential buyers will have three models to choose from; The Osprey, a 2,100-square foot, three-bedroom, two bath home; The Eaglestone, a three-bed, three-bath, three-car garage home at 2,500 square feet; and The Steller, which is a few square feet larger with four beds and three baths.

“The Osprey and Eaglestone are the open-floor plan designs and the Steller is more traditional with separate dining and living areas,” Passantino said. “These are estate homes, with granite floors in the baths and kitchens, custom-built cabinets and high-end appliances.”

Passantino added that the homes would be separated by decorative fencing and will be spread further apart on the oversized lots for a little extra privacy; 30 feet as opposed to 17 feet.

All inclusive, The Osprey starts at $398,000 without a pool, while the others are $467,000 with a pool included. There will also be an HOA fee for the park of $100 per month for maintenance, which Passantino said could be adjusted according to what the residents want there in the future.

“This project has all the things that people have told us they want to see in a community. It’s not large, but for us, it’s a nice project,” Passantino said.
