New housing development gets under way

Ground was broken on a new housing development on Friday, marking the return of new construction on a high-profile project in the Cape.
Developer Roger Schutt’s Premier Properties of Cape Coral is developing the project along with Aranda Homes.
Homes will be available with floor plans ranging from 1,250-2,000 square feet, with prices starting at $129,000.
Schutt said the community’s features, which include deed restrictions for oversized garages to accommodate motor homes and boats, will attract home buyers to the new development.
Plus, he said the old school, small-town, cottage-style homes will create a truly unique neighborhood.
Scutt has said previously that he’s confidant niche products, like Celebration Cape, still will be successful despite a high inventory of existing homes.
“The design is unique enough and the price value is there,” Schutt said. “We’re bringing in a new look to Cape Coral and, at the same time, going back to the simpler life of a neighborhood.”
City council members Marty McClain, Chris Chulakes-Leetz, Bill Deile, and Kevin McGrail were on hand for the groundbreaking.
Audie Lewis, a business recruitment specialist for the city, praised the groundbreaking, saying that he feels construction in Cape Coral could be on the return.
“You always look for a turn,” Lewis said. “(Developers) realize they have to change. They’re seeing a need to diversify what they’re doing. Their approach is different.”
Cape Coral Construction Industry Executive Director Patti Schnell said the timing for the new development is right.
She said the price points and the style and amenities of the neighborhood truly make it unique, and Schutt’s plan is pretty solid.
“This community is very well planned … this project has thought of everything,” Schnell said.
